Abstract: This study dealt with the social and economic effects of a growing commercial center, specifically the NE Pacific Mall, in Cabanatuan City, Nueva Ecija analyzing both the advantages and disadvantages to the residents affected by its establishment. May this research contribute to the rising statistics of land transformation from agrarian to industrial / commercial. It is the researcher's intention to weigh the advantages and disadvantages before coming into a decision which will affect the social and economic being of every Filipino.
