Abstract: This thesis discusses the impact of large-scale tourism project by Fil-Estate Properties, Inc. and Manila South Coast Development Corp. on the people of Hacienda Looc, Nasugbu, Batangas. This study provides insights and information on the historical background of the land ownership of the Hacienda Looc, its environmental menace, and how the government contributed to the accumulation of the land of the big businesses and the urban-oriented encroachment underscoring the bankruptcy of the government's Comprehensive Agrarian Reform. In response to the problem the people make their moves through the establishment of people's organization. Overall, the running conclusion in this research indicates that land use conversion is land grabbing in the essence. Intensification of landuse conversion in Hacienda Looc further aggravates the land problem of the peasantry.
